Hardwood and LVP flooring in Portland, OR

Hardwood and LVP flooring for Portland homes

Portland is the center of the metro, spread across both sides of the Willamette River. It has a lot of older houses, and many of them have original hardwood under years of wear, old carpet or a tired finish.

It also has newer builds, condos and remodels, where the question is different: what floor suits how you live now? Add a long wet season and the swings in indoor humidity that come with it, and flooring in Portland needs a plan, not just a product.

We refinish hardwood, install hardwood and LVP, and repair water damage across Portland. Tell us about your floor and we will talk through the options, then send a free quote.

Why homeowners call

Why Portland homeowners call us

A city full of older homes asks for a careful eye. Here is how we approach it.

1

Original oak is often worth saving

Older Portland houses often have solid oak under a tired finish or old coverings. We check how much wood is left to sand and tell you honestly if a refinish makes sense.

2

Repairs that disappear into the floor

Older floors often need boards replaced near a doorway, a vent or a past leak. We lace in new boards to match and refinish so the repair blends in, and we repair only the damaged area, not the whole floor.

3

A wet climate, handled on purpose

Portland's long wet season swings indoor humidity, and wood moves with it. We take a moisture meter reading before every job, and if it reads high we wait for the floor to dry. Boards acclimate for at least 7 days.

4

Moisture from below gets a straight answer

If damp is coming from a crawlspace or foundation, we find it and tell you when a basement or foundation specialist is needed. We do not waterproof under the house.

Finishes

Choosing a finish for your Portland floor

After sanding to bare wood, you can add a stain first and then pick a finish. Either finish works over any stain, and it comes down to the look you want and how you live.

Oil-based: our go-to for most homes

A catalyzed two-part finish, typically two coats, with a richer, deeper ambered look. The smell is strong and the product is flammable, so people and pets stay out during application and early cure, and heat sources and pilot lights are turned off. Most of the cure takes about 3 weeks before rugs go back down.

Water-based: low odor, quicker to clear

Typically three coats, and two can go on in one day with the next coat the following day. It airs out in about 3 days and comes in several sheens and tones, from natural to amber to darker. It is harder to touch up later than oil, and it is the choice on projects with VOC limits.

Roughly a day per coat for either finish, and we confirm timing for your product and rooms. Anyone sensitive to odor is steered to water-based. Our Flooring Finishes guide has the full comparison.

Questions

Portland flooring questions

Do you work in Portland?

Yes. Portland is our main service area. Text or call (503) 664-9525 with your address and we will set up a free quote.

Can the original oak floors in my older home be refinished?

Often, yes. Solid hardwood can usually be sanded to bare wood and refinished, and some prefinished floors can be too. We look at the boards in person and tell you what we find.

What is a buffing coat, and is it enough?

A buffing coat restores shine and adds a new layer of protection, but it does not remove dings or dents. If the floor needs more than a refresh, we sand to bare wood and refinish.

Can a hardwood floor repair go through my insurance?

We do insurance work on hardwood floors. The usual path is that you talk to your insurer first. They set a budget and let you choose your contractor, then you call us, and we match the floor to how it was.

Is Portland's wet climate a problem for hardwood?

Wood moves with humidity, which is why we take a moisture meter reading before every job and let boards acclimate for at least 7 days. Planned for properly, hardwood works well in a wet climate.
